  • Rent a house within 5 kms of your work place or School, peak hours traffic is a night mare in this city. The average travelling speed is around 8kms per hours

  • While negotiating ask the owner to take care of all the repairs, ensure that all the white goods are in proper working condition, routine service and maintenance falls on the licensee hence its essential to pre check before  taking  possession of the apartment. 

  • As a licensee it is utmost important to include an interest fee penalty clause in the contract in case the owner delays in refunding the deposit at the time of vacating the apartment.

  • Stamp duty and registration charges are always borne equally between the licensee and the licensor

  • All property taxes, maintenance, levies, non occupancy charges and any other charges relating to renting the apartment is to be borne by the licensor only. 

  • At the time of vacating the apartment keep all the utilities bill paid and apartment as clean as possible in order to get your deposit back without any deductions from the licensor. 

  • Average escalation of rent is 5% per year as per industry standards, owners may demand between to 7 to 10%  per year. 

  • Always rent a property through a professional qualified RERA registered realtor who will be of service through out the tenure of your stay, non professional broker's offering to work in less are only interested to earn quick money and will disappear once paid there by leaving you stranded when you need them for any after sales service
